DATA CENTERS

Data Center Investment Diligence

An investor evaluating a data center opportunity sought an operator’s perspective alongside its financial diligence. The investment raised questions about power availability and costs, development timing, tenant demand, and whether construction and operating assumptions reflected how comparable facilities actually perform. The investor also wanted experienced advisors who could support the business following an acquisition.

Our approach brings together executives who have developed, commissioned, and operated data centers. We examine underwriting assumptions, power arrangements, capital spending, and the development plan against operating experience and relevant benchmarks. The review also considers tenant demand, counterparty capabilities, and the resources required to execute the business plan.

The objective is to give the investment team a prioritized view of the risks, open questions, and opportunities that should shape its investment decision, negotiations, and ownership plan.
