Data Center Model & Investor Readiness

A data center developer preparing to raise capital sought help strengthening its financial model and investment presentation. Management wanted to assess assumptions around development costs, leasing, pricing, power, and operating expenses, and clearly connect the project’s commercial rationale to its projected returns.

Our approach combines financial modeling with the judgment of experienced data center operators. We examine model structure, benchmark key assumptions, and develop scenarios showing how returns respond to changes in power costs, leasing pace, capital spending, and development timing. The work also clarifies how returns flow through the capital structure. In parallel, we connect the site, power position, and demand thesis to the projections and help management prepare for investor questions.

The objective is a coherent investment presentation supported by a model that management can explain and update, with the project’s economics and principal risks clearly expressed.
